Beamwise is built in Ireland, for landlords on both sides of the border, by people who got tired of watching good software get one of the two countries wrong.

Keeping a rental compliant means juggling certificates, renewals, registrations and obligations to your tenant, and what you owe is different in the Republic than it is in the North. Beamwise brings all of it into one place that knows which rules apply to which house, watches every deadline, and closes the loop with the tradesman who does the work.

Most property tools are built for one market and stretched to cover the others. For anyone holding property on both sides of the border that means software quietly applying British rules to an Irish rental, or missing Irish obligations like RTB registration and BER altogether. We thought that was backwards, so we started from the border rather than from either side of it.

Compliance only counts if it holds up in a dispute or an inspection. That is the standard we build to.

Neither country is the afterthought

We never treat Irish rentals as something bolted onto British software. The rules genuinely differ, so every requirement in Beamwise is tied to where the property actually stands.

The rules are data, not code

Compliance law moves. The Republic rewrote its rental rules on 1 March 2026. Beamwise keeps every requirement as configuration, so when the law changes we change a record rather than rewrite the software. Nothing breaks on the day.

Records have to hold up

A certificate is a record. We keep them immutable and versioned, with a trail of who changed what and when, because compliance only counts if it survives a dispute or an inspection.

Everyone in the chain gets something

You stay compliant, your tradesman gets paid work and a simple way to hand the certificate over, and your tenant automatically receives the documents they are legally owed.

The law moves. We move with it.

1 March 2026Ireland: Rent Pressure Zones were abolished and replaced by national rent control. The RTB's Rent Register went live, and a BER became a requirement for registering a tenancy.
1 September 2024The North: Carbon monoxide alarm requirements were extended to properties that aren't HMOs.
Every year, quietlyBoth: RTB renewal in the Republic. Gas certificate annually, electrical every five years and landlord registration every three in the North.
