Both sides of the border

Two countries. Two completely different rulebooks.

Ireland and Northern Ireland are separate legal jurisdictions, so “compliant” means two different things depending on which side of the road the house is on. Almost every tool a landlord here is sold was built for Britain and had Ireland added later, which is why they get it wrong.

In the Republic

EU and Irish law

Register the tenancy with the RTB, and again every year after that.
Keep a BER certificate. It lasts ten years, and you need it to advertise or to register.
Set and review rent against the RTB's Rent Register, live since March 2026.
Keep the place to the housing standards. There is no annual gas certificate here.

In the North

UK devolved law

Gas safety certificate every single year, from a Gas Safe engineer.
Register yourself, not the tenancy, with the council, every three years.
Electrical report every five years, from a registered electrician.
If it's an HMO, a council licence, every five years.

It counts down, so you don't have to

Every certificate has an expiry date and every registration has a renewal date. Beamwise watches all of them and gets in touch well before anything runs out, by email, and to your tenant too where the law says they're owed a copy.

It closes the loop with your tradesman

Send the job to your gas engineer or electrician from inside Beamwise. They do the work and upload the new certificate themselves. It renews the record, files the document, and sends your tenant their copy inside the legal window. You don't touch it.

Nobody sets out to let a gas certificate lapse. It happens because it was written on a calendar in a drawer, in a different year.
